Map your money & determine buy box

OMG the B word… yes, I am going to say it. Budget. Don’t worry, I won’t get interfere with your Target hauls! We will start by understand where you are and where you want to go. This week we will get clear on your financial picture and how to best position yourself based on what’s in your toolbox. This leads us into determining your buy box and what fits in where. We will also work on picking your “dream team”.

LESSON 1

Market Matchmaker

This week we will go over picking the right market(s) for you! We will go over market indicators and key leads on deciding what areas fit your buy box. Learn how to read market analytics and what is needed in order to have a successful rental portfolio whether investing close to home or across the country.

LESSON 2

Neighborhood Haul

This week we take a deep dive on how to find these gems you hear me talk about. Learn how to niche down from market to neighborhood. How do you find these? Who do I know that you need to know? What doe those conversations look like?

LESSON 3

DEAL OR NO DEAL

Does analysis paralysis mean anything to you? This is where I feel like most people get stuck. What are the numbers? Do they work? Have I factored everything? Do I use NOI or cash on cash? All valid questions. Analyzing deals is so important that I am spending 2 weeks with you on this. I want you to have all the tools needed to look a deal and know within the first minute if this is something that is worth further investigation. I will share my investment calculator and show you how to use it so you are confident running numbers on potential investment opportunities.

LESSON 4

THE BIG LEAGUES

Although I started in SFR’s, overtime I got comfortable (as will you) with the asset class you start with. This week we will talk about what it looks like to jump into larger investment opportunities. We talk about where and how to find these types of investment opportunities, and how to add even more passive streams of income to your rental portfolio.

LESSON 5

MONEY MOVES

This week we will talk all things creative financing. Yes, we have all agreed at this point we are going to map your money so you have your shopping budget BUT yes… if you can buy your designer bag at a discount that is a no brainer right? Same for investing, we will talk about how to get those home run deals. Creative ways to invest with low barrior to entry and how to continue to roll funds from one investment to another.

LESSON 6

DIRECTING YOUR DOWNLINE

This week we will go over tenant selection. How to self-manage and how to pick a property manager. We will go over the not so fun but necessary details like how to hold title and protect yourself as a landlord, so the rug doesn’t get pulled out from under you once you’ve built your massive rental portfolio! Oh and don’t forget taxes, this week we will talk about strategies I have taken advantage of that have drastically changed my bottom line. We will talk about how to take the formula you have learned throughout the course so you can simply rinse and repeat.
